PROGRAM UPDATED APRIL 2018

The programs listed below are tailored to owners of rental properties. If you are a tenant interested in energy efficiency savings, please contact your landlord or share this site with them. These programs also apply to Condo properties. 

 

OVERVIEW

Lighting typically makes up 20-40% of the electric bill for rental properties. High quality energy efficient lighting uses less energy and lasts longer than traditional incandescent and halogen bulbs and fixtures.
 
With Tacoma Power’s rental property lighting program, in addition to the monthly savings on your energy bill, you can get a rebate for up to 60% of the lighting project cost.
 
Energy savings and project costs will vary. Program requirements and rebate amounts are subject to change without notice. We do not endorse any particular contractor, manufacturer or product. We make no express or implied warranties of these products or installations.

REBATES & ELIGIBILITY

Tacoma Power offers rental property owners two types of rebates for energy efficient lighting upgrades: 

Tenant controlled bulbs*– $5/bulb to replace incandescent bulbs with LED (minimum 665 lumen) in interior and exterior areas.  

Common area lighting – upgrade lighting in interior and/or common areas including: hallways, parking lots or clubhouses. Rebate amount will be calculated using the Bright Rebates calculator.

*This rebate is only available to rental properties with 2 or more units. For information on how to save on lighting costs in single-family properties, please visit our LED lighting page.

Rebate Requirements – Tenant-Controlled Lighting

  • Existing fixtures and bulbs must be incandescent
  • Contractor must submit a lighting survey and product specifications before purchase and installation
  • LED bulbs must be on the ENERGY STAR® approved products list
  • Tacoma Power may conduct a comprehensive property assessment
  • Property must be served by Tacoma Power
  • Rental property with 2 or more units 

Not Eligible:

Additional requirements for DIY projects:

  • Rebate applies only to material costs, not labor
  • Rebate cannot exceed the total cost of materials
  • Copies of receipts or invoices must be submitted 

Rebate Requirements – Common Area Lighting

  • Replacement fixtures must be LEDs with photocell controls (where applicable)
  • LED lamps and fixtures must be listed on one of the approved lists (Design Lighting Consortium or ENERGY STAR®)
  • Contractor must submit a lighting plan and product specification (cut sheets) to Tacoma Power for approval prior to purchase and installation. 
  • Proposal must include a completed Bright Rebates Calculator Application with qualifying replacements.
  • Tacoma Power will conduct a comprehensive property assessment
  • Property must be served by Tacoma Power
  • Rental property with 2 or more units

APPLICATION PROCESS

Application Processing Time

It takes approximately four to six weeks to process applications. 

If you feel your property meets the eligibility requirements, contact a Tacoma Power participating contractor to schedule a free estimate. They can also evaluate your rental property to help determine which of our programs would best meet your needs.

Your contractor can help you determine what, if any, out of pocket costs you may incur.

Once you select a contractor, complete an energy efficiency application:

Review the required documents checklist to ensure you have everything you need to submit the application. 

Submitting your application

There are several ways to submit your application (listed below):

  • Contractor - your contractor may offer to submit the application directly to Tacoma Power
  • Email - submit the application along with all required documentation to rebates@cityoftacoma.org
